Relief for Rayachoti Residents: No Hike in Registration Charges

The Andhra Pradesh government has brought welcome relief to the people of Rayachoti and real estate stakeholders in Annamayya district . Revenue Minister Anagani Satya Prasad has responded positively to a request by Transport, Youth and Sports Minister Mandipalli Ramprasad Reddy , urging that registration charges in Rayachoti should not be increased .

Concerns Over Steep Market Value Hikes

On Wednesday , Minister Mandipalli Ramprasad Reddy met Revenue Minister Anagani Satya Prasad at the Secretariat and explained the registration-related issues faced by people in the Rayachoti region . He recalled that when Rayachoti functioned as a district headquarters , land market values were increased unscientifically by 200 to 300 percent . Although the district headquarters has since been shifted , the inflated values continue , placing a heavy financial burden on the public and severely impacting the real estate sector .

Apprehensions Over Proposed Increase

The minister pointed out that registration values are higher than actual market prices , leading to a sharp decline in registrations . He warned that if the statewide land value hike , proposed to take effect from February 1, 2026 , is implemented, the people of Rayachoti will face further hardship .

He urged the government to reduce registration charges within Rayachoti SRO limits and to halt the proposed additional increase scheduled from February 1 .

Revenue Minister’s Assurance

Responding to the appeal, Revenue Minister Anagani Satya Prasad assured that the government would ensure no additional burden on Rayachoti residents . He said the issue of freezing market value hikes in the area would be examined and appropriate action taken . Local residents expressed happiness , hoping that stalled registration activities would revive following the government’s decision.

Meanwhile, the Andhra Pradesh government has initiated a statewide revision of land market values , set to come into effect from February 1, 2026 . As part of the revision, land values in urban areas, municipalities and developing corridors are expected to rise by 10 to 20 percent . However, in areas where government-assessed values exceed actual market prices , reductions will also be implemented . The government clarified that the revision will not apply to the Amaravati capital region for now.

Although there is no change in the percentage of registration charges , the increase in basic land values is expected to raise the registration burden on the public . With the new rates approaching, people are rushing to sub-registrar offices to complete registrations at existing prices . The government has allowed time until January 29 to raise objections , after which final rates will be officially notified .
