Prestige estates scales northward with ambitious Indirapuram expansion

In a major expansion push into North India’s real estate market, Prestige Estates Projects Ltd has launched the second phase of its flagship township project, The Prestige City, Indirapuram, located in Ghaziabad, Uttar Pradesh. The new phase, titled Mayflower, brings 620 premium apartments to market, with an estimated gross development value (GDV) of ₹2,200 crore.

The launch is part of Prestige’s strategy to deepen its footprint in the Delhi-NCR region, following the exceptional response to its first phase, which included two residential clusters Oakwood and Mulberry . Together, the first-phase projects comprised 3,421 apartments, carrying a combined sales value of around ₹9,000 crore. According to company officials, almost all units from this initial launch have been sold out, signalling strong demand for high-end housing in the region.

Spread over 62.5 acres in Indirapuram Extension along NH-24, The Prestige City marks the company’s first large-scale residential township in North India. It features integrated residential, retail, and community spaces aimed at creating a self-sustained urban ecosystem. “The response from customers has been phenomenal. The Mayflower phase will offer a mix of 3 and 4 BHK residences, designed to meet the rising preference for spacious homes post-pandemic. The project’s pricing is positioned in the upper-mid to premium segment, reflecting the region’s growing appetite for quality and lifestyle-driven housing.

The Ghaziabad launch comes at a time when Prestige Estates is witnessing unprecedented sales growth across its portfolio. During the second quarter of FY2025-26, the company’s sales bookings surged by 50 per cent year-on-year to ₹6,017.3 crore, supported by strong demand across Bengaluru, NCR, and Mumbai. The company’s sales volume reached 4.42 million sq ft, marking a 47 per cent annual increase, while the average realisation for apartments climbed 8 per cent to ₹14,906 per sq ft. Plots saw even sharper growth, with average prices rising 43 per cent year-on-year to ₹9,510 per sq ft.

For the first half of this fiscal year, Prestige Estates achieved record sales of ₹18,143.7 crore, up 157 per cent year-on-year, surpassing its total sales bookings for the entire 2024–25 fiscal year. It sold 6,788 units aggregating 13.96 million sq ft during the April–September period. “We’ve delivered an outstanding first half, driven by our robust execution and sustained demand across multiple geographies,” said Irfan Razack, Chairman and Managing Director of Prestige Group. “What’s particularly encouraging is that our growth is not dependent on one city; Bengaluru, NCR, and Mumbai have all performed exceptionally well. The momentum we’re seeing today is a reflection of India’s strong economic fundamentals and the growing preference for branded developers with a proven track record,” Razack added.

With its strategic entry into the NCR market earlier this year, Prestige Estates aims to position itself among the leading developers in North India.
