The Enforcement Directorate (ED) has attached assets worth Rs 136.42 crore belonging to Gurugram-based real estate firm Ocean Seven Buildtech Pvt Ltd (OSBPL), its promoter Swaraj Singh Yadav and his wife in a money laundering investigation linked to an alleged homebuyers’ fraud.

The attached properties include land parcels in Bilonchi village in Jaipur district and Kotputli-Behror in Rajasthan, a residential plot in Sector 102 of Gurugram, and bank deposits held in five accounts belonging to the company and the couple, the agency said in a statement.

The total value of the attached assets includes Rs 69.06 lakh in bank deposits. Yadav was arrested by the ED in November 2025 over allegations of duping affordable housing buyers through arbitrary cancellations and re-allotments.

According to the agency, OSBPL collected more than Rs 118 crore from plot buyers in four Rajasthan projects Amber Garden at Bilonchi and Kot Residency, Kot Farms and Kot Industrial Estate at Kotputli-Behror between December 2006 and March 2015. The money was allegedly collected on the promise that the projects would be developed and possession of the allotted plots handed over within three to four years.

The ED claimed that collections for the Amber Garden project began in December 2006, years before the company applied to the Jaipur Development Authority (JDA) for approval of the project map. Inspections by the JDA and revenue authorities reportedly found that the projects had not been developed and the sites remained largely vacant, the agency said.

Several buyers who had paid the full purchase price and, in some cases, obtained registered conveyance deeds and possession letters were allegedly denied possession. Their plots had not even been demarcated, the ED added.

The agency further alleged that funds collected from buyers were diverted to purchase office premises in Gurugram and make advances for other projects, rather than being used for the promised developments.

It also said around 39 acres of land belonging to the company and its promoters were transferred to close associates or third parties between June and September 2025, after FIRs were registered. These properties have also been attached under the latest order.
