Bengaluru Developer to Rebuild 49 Structurally Defective Apartments Free of Cost

Bengaluru-based real estate developer SNN Raj Corp has announced that it will demolish and completely reconstruct 49 apartment blocks at its SNN Raj Etternia project in HSR Layout, with the entire cost to be borne by the company.

The decision follows the discovery of a slight tilt in one of the residential towers at the multi-storey project. According to the developer, the issue was caused by an error in soil testing, with borehole readings reportedly interchanged by an external agency.

Recognising the seriousness of the structural concern, the developer voluntarily approached BBMP Chief Commissioner M Maheshwar Rao and proposed demolishing the affected structure. The company said the demolition process is expected to take at least six months, while reconstruction will require another 18 months.

SNN Raj Corp Director (Operations) Anuj Sanjay Jain said the company had decided to rebuild the entire structure despite the financial implications. He added that the decision had been communicated to homebuyers, who were initially disappointed but later agreed to the plan.

In a statement, the developer said the affected structures had already received Occupancy Certificates and were nearly ready for handover. However, it chose to prioritise long-term structural integrity and customer safety over financial considerations.

The company said the project has 972 units, of which 822 have already been handed over for possession. It assured buyers that there would be zero cost to them, as SNN Raj Corp would fully absorb the multi-crore reconstruction expenses.

The developer has also approached RERA to formally report the external agency's error and its voluntary decision to reconstruct the affected homes. It has additionally informed the GBA and sought permission for demolition.
